Getting Started With PropSearchr
Welcome! This guide gets you up and running in 15 minutes. 🚀
What is PropSearchr?
PropSearchr is your personal property analyst working 24/7. It analyzes 50,000+ properties and scores each one based on YOUR investment goals.
You get:
- Property scoring (0-100 based on your criteria)
- AI floor plan analysis (modification opportunities)

Step 1: Sign up (2 minutes)
- Click "Sign Up" (top right)
- Enter your email address
- Create a secure password
- Check your email for verification link (check spam folder too)
- Click the link to verify
- You're in! ✅
Step 2: Set up your profile (3 minutes)
- Click "Settings" (top right corner)
- Go to "Investment Profile"
- Tell us your goals (check all that apply):
- Flip properties (1-3 year exit)
- Long-term rentals (5+ year hold)
- Commercial conversions
- Off-market deals
- HMO conversions
- Set your investment criteria:
- Budget range: AED 500k - AED 2M (example)
- Preferred areas: Dubai Marina, Downtown Dubai, etc.
- Property types: Apartments, villas, townhouses
- Target rental yield: (if applicable)
- Click "Save"
Why this matters: PropSearchr scores properties based on YOUR criteria. A "good deal" is different for every investor.
Step 3: Run your first search (5 minutes)
- Click "Search" (top menu)
- Pick a location
- Click the Location dropdown
- Select Dubai, then pick an area (Dubai Marina, Downtown, JBR, etc.)
- Click "Apply"
- Set filters (optional)
- Property type: Apartment, villa, townhouse, etc.
- Min price: AED 500k
- Max price: AED 1.5M
- Bedrooms: Any or specific number
- Sort by: "Score" (highest opportunity first)
- Click "Search"
Results load in <2 seconds. You'll see:
- Score (0-100): Investment potential for YOU
- Price: Current asking price
- Details: Beds, baths, area, building name
- Tabs below: Click to see detailed analysis
Review results: Start with the highest-scoring properties. That's where the opportunities are.
Step 4: Analyze a property (5 minutes)
Click the top-scoring property. You'll see several tabs:
Floor Plan Tab 🏠
- Claude AI automatically analyzes the floor plan from the listing photos
- No upload needed – analysis happens instantly
- Shows:
- Modification opportunities (how to split, extend, or convert)
- Estimated renovation costs (based on contractor quotes)
- Upside potential (rental income gain if modified)
Example: "This 2-bed could split into 2 studios: Cost AED 150k → Uplift AED 600k = 40% gain"
Condition Tab 🔍
- AI inspects property photos
- Flags maintenance issues
- Identifies structural concerns
- Estimates repair costs
Amenities Tab 📍
- Schools, hospitals, parks, transport nearby
- Shows counts within 1km and 2km
- Amenity score (0-100)
- Great for family rentals
Flip Scenario Tab (Pro feature) 📊
- Models 5 exit strategies:
- Flip: 1-3 year quick exit (~X% return)
- Hold: Long-term rental (~X% yield)
- Convert: HMO or commercial (~X% IRR)
- JV: Partner with developer (~X% IRR)
- Rent: Serviced apartments (~X% yield)
- Shows 5-year IRR for each
- Recommends the best path for YOU

What next? 4 options
Option 1: Save it
Click "Save to List" to bookmark for later. View your list anytime in "My Properties" (Pro feature).
Option 2: Share it
Click "Share" to get a link. Send to a partner, advisor, or mentor. They see the full analysis.
Option 3: Contact the agent
Click "Contact Agent" (links to Bayut/PropertyFinder). Reach out to the seller's agent directly.
Option 4: Explore more
Go back to search and try different filters. You get 10 analyses on the Free plan. Upgrade to Pro for unlimited access.

Floor Plan Analysis 🏗️
What it does: Claude AI analyzes floor plans from property listings and finds modification opportunities.
How: View property → AI auto-analyzes listing floor plan → See modification recommendations instantly.

DLD Moat (Pro only) 🔐
What it does: Off-market deal discovery via ownership intelligence.
How:
- Go to Search → Advanced Filters
- Check "Strategy Filters"
- Get 100+ building owner contacts
- Reach out directly (no agent fees)
Example: Find villa owner in JBR, negotiate AED 50k below market, close direct deal.
Exit Strategy Modeling (Pro only) 💰
What it does: Calculates 5-year IRR for 5 different exit paths.
How:
- Pick a property
- Go to "Flip Scenario" tab
- See all 5 options with IRR
- "Recommend" shows best path for YOU
Example: "Flip = 12% IRR. Convert to HMO = 24% IRR. Recommended: Convert"
Smart Property Matching (Agency only) 🎯
What it does: AI daily matches new properties to your profile.
How:
- Set investment criteria (update anytime)
- PropSearchr scores ALL new properties daily
- Your "Smart Leads" inbox shows top matches
- Click to analyze

A: Yes. Click "Export to PDF" on any property page. Share with partners or advisors.
Q: How often are listings updated?
A: Public listings: Every 6 hours. Off-market data: Daily.
Q: What's the difference between Free and Pro?
A: Free: 4 features, 10 analyses/month. Pro: 8 features, unlimited, DLD access, exit modeling.
Q: Can I share this with my team?
A: Free analysis can be shared via email. For team access, upgrade to Agency plan.
Troubleshooting 🔧
Floor plan not analyzing?
- This only happens if the property listing lacks a floor plan photo
- Try searching for properties with clearer floor plan images
- Some older listings may not have floor plans available
- Email support@propsearchr.com if you believe there's an error
DLD data missing?
- New properties take time to appear in DLD database
- Some properties under legal dispute aren't shown

Search loading slowly?
- Clear your browser cache
- Try a different location
